Most people have heard or even used the expression “Stay in Your Lane,” and almost everyone would apply it to when they are behind the wheel of an automobile. But it can have significant meaning in the world of Commercial Real Estate (CRE). We live in an age of technology where the internet and social media have increased the amount of information available and the speed at which someone can obtain information about almost anything, including commercial properties.  

This access has certainly benefitted the general public as would-be buyers and tenants can peruse the various websites anonymously to search for the right property that meets their needs, and only after identifying such property, will they engage the assistance of an owner or listing broker. However, this accessibility to information has also “allowed” or even encouraged real estate brokers to venture into areas where they may not have comprehensive and thorough knowledge.

Spotlight Interview: Bob Sattler, President Lee & Associates Orange

Bob has over 35 years’ experience in commercial real estate from developing small industrial buildings for sale and multi-tenant parks for lease to being a broker leasing and selling office and industrial properties in the North Orange County market. After 15 years at CB Richard Ellis he joined Lee & Associates in 1998 and has been a consistent Top producer. His community and civic involvement includes being president and board member of organizations such as the Rotary Club of Fullerton and the Executive Council of the College of Business at Cal State Fullerton.

LD: What career path did you want to take when you were in college?

BS: An unusual one of getting a degree in physiology and a masters degree in business. Commercial Real Estate wasn’t on my radar until my father came to me wondering if I would be willing to build a multi-tenant industrial project on some land he owned. Let’s Talk About Why Your Listing isn’t seeing any Traction…

bc37642d484dacb6984a7d83056940c3The listing is solid, but the traction is light, sound familiar? Obviously, the main reason brokers post listings are to sell, or lease properties. Sometimes the listing side does not think about the buying side when they post a listing for lease or for sale. People want all the major specs on the offering before they look into it. If you are leaving out most of the specs (Price, Cap Rate, Location, a Picture), or have “Contact us for more information” posted, you are going to see interest drop of, as people tend to assume the worse and/or that it’s over priced.

Spotlight Interview: Sean Lyons, Founding Partner at Triad Real Estate Partners

350d754Sean is a Founding Partner at Triad Real Estate Partners. He has close to 15 years of experience selling investment real estate, both in Chicago and throughout the country. Before starting Triad, Sean was a Senior Associate at Marcus & Millichap. As a Director of its National Multi Housing Group, he concentrated his efforts on selling Chicago apartment properties and in several tertiary markets throughout The Midwest. He has also serviced his clients by diversifying their real estate investment portfolios and helping facilitate their 1031 Exchanges into other product types, including Single-Tenant and Multi-Tenant Retail, Office, and Industrial Investments.
